Move-in/Move-out Checklist

Read through our checklists before a big move.

We've put together helpful checklists to make the moving process as easy as possible for our tenants. Whether you're preparing to enter an EFS Property Management home or you're moving elsewhere, these checklists should help answer some of your questions. Move-in Checklist

First Month's Rent & Security Deposit

Both your first month's rent and security deposit are due at the lease signing. Call us before your signing to confirm the amounts.

Move-in Date & Inspection

We will provide move-in information and inspection details at the lease signing.


All utility accounts need to be placed in your name. Please take care of this as soon as you take occupancy to avoid outages and administrative fees.

Move-out Checklist

Notice of Intent to Vacate

We require our tenants to provide a written notice of intent to vacate one of our rental homes. Refer to your lease for specific terms governing your departure.

Property Condition

Before your hand in the keys, bring your rental back to its original condition.

  • Rental Cleaning: All belongings need to be removed from your property. If you've painted, please repaint the walls, restoring the original colors. Sweep and vacuum or mop the floors. Wipe down all hard surfaces. Pay careful attention in the bathroom and kitchen, sanitizing food preparation surfaces and both the interior and exterior of all appliances.

  • Landscaping & Outdoor Areas: If your home has outdoor space, take care of all landscaping chores before leaving, including garbage disposal, mowing the lawn, etc.

  • Repairs: Make all necessary repairs before leaving your home. Patch nail and screw holes and replace lightbulbs and broken fixtures.

Security Deposit

We do our best to return your security deposit as quickly as possible after you leave your property. We will conduct a final inspection to look for potential damage, and if necessary, schedule repairs. Expenses for these repairs will be deducted from your security deposit.

Remember, you cannot use your security deposit to pay your last month's rent. Failure to make your last rent payment will result in additional fees and potential legal action.
